Located right on Ali'i drive walking strip with plenty of shops and restaurants nearby.
There was no housekeeping during our stay. We had to wash our towels. There are no beach towels provided either. The unit we got had very noisy AC whose Air filter was overdue for replacement. The toilet flush would often get stuck. For the price paid, I expected better service. However, it was christmas week so prices were inflated everywhere.
We stayed here with our two small boys, 3 and 5 years old. After a day of travelling, the boys wanted to go swimming. Within 2 minutes of being at the pool, at 4 in the afternoon, staff were telling our boys to be quiet, no laughing and no jumping in the pool. The next day, at 11am, again, we were told no making noise as it disturbs the long-term guests. Then, that night at 10pm, a staff member came to our room, woke us up, and told us we could not hang our lifejacket on the railing!!!
The grounds and pool and general facilities are great if a little dated. The location is excellent.
The flimsy curtains which let in all the traffic lights and noise from the nearby road (although my room was on the second floor), the weird smell, very noisy air conditioner and the lack of luggage storage facilities after check out.

Bathroom fan about to fall out of ceiling, and railing on lanai needed repairs. Old filter with coffee was still in the coffee pot. TV remote was broken. Needs general maintenance!
Very well situated. Great swining pool and jacuzzi.

Not a hotel basically is rented out time-shares. No lifts, no in room wifi. OK for a longer stay, wouldn't recommend for short one.

I was here for 10 days, by myself. I loved the location, you can walk all over town to shops, restraunts and the local farmers market is right next door. , the fresh fruit here is amazing! This is not a fancy hotel, so if you want fancy, don't stay here. These are individual owned condos that the owners rent out, so there is no room service. If booking here, ask for a newely updated room so you don't get a old, crappy one that needs repair. I stayed in room 333 pn the 3rd floor and was very happy with the conditions. The air conditioner worked great,, the bed was comfy and this room had newly installed wi fi which was great, I did nt have to go to the lobby. The staff very nice and the pool and hot tub were clean. I would most definitely stay here again.
If you have health issues such as knee problems or are just really out of shape, don't stay on the 3 Rd floor, there are no elevators and no one to help with your luggage. When booking, ask for a 1 st floor unit if you don't want to walk up the stairs.
The location was nice. Had plates etc for self contained.
Coffee machine but no coffee seemed pointless. No soap only hand wash. Sharp bar protruding from side of bed which I managed to cut my self on. Bed was not that comfortable especially as I had a sore leg.
There was a nice open reception area and staff were friendly

Very dirty place. The first room (#237) we checked in had a dirty bed sheet with somebody's hair on it, very clear that bedding was not changed from previous guests. After requesting another room we got room # 231 where we found somebody's else underwear hanging in the shower, clearly no cleaning has been done, very disgusting place. No door in the bathroom, just a curtain separating it from tiny kitchenette corner which also had a sink to brush your teeth. Wi Fi only in the lobby and it did not work the 1st night we arrived, worked ok the next day. Each apartment in this place is owned by different private owners and each of them have their own arrangements for cleaning. Definitely very pure management and no cleaning done. Parking is very limited and not convenient, the 1st night we had to park outside on the street. We stayed in a camping cabin in another place which was so much cleaner than this place, so no need to be a 5 star hotel to provide a very basic stuff- like cleanliness of the rooms and beds. Will not come back. You get what you pay for, not worth saving money.
Really nice bed and luxurious linens, private balcony, quiet, central location, wide-screen TV, spacious room. The grounds were beautiful and I liked the lobby and pool area. Easy walk to cafes and shops and the ocean view from the sea wall just outside the west gate was excellent.
The small chairs had torn seat cushions, kitchen/bathroom combo was weird. This room was called an "apartment" and it really was more like a studio than a hotel room. Room was on 3rd floor, only accessible by stairs. Balcony door did not lock.
Comfortable and well located, and accommodated a very early check in.
Could do with a refurbish.
Central location in Kona, vieux on The beach. The noise made by waves makes it mandatory to close window at night... Really nice
It is a condo, some time limitation for noise, did not bother me, but should be known...
